Fayette Farms is unusual in that it has four different types of new homes targeted at everyone from singles to families to empty-nesters. Single-family, custom, townhomes and one-level villas are under construction and models will be open from noon to 6 p.m. today as part of the 2008 Festival of Homes.

The annual event sponsored by the Builders Association of Metropolitan Pittsburgh (www.pghhomebuilders.com) features nearly 40 developments in the city and suburbs.

The house at 118 Saddle Ridge Drive, North Fayette, was built by Londonbury Homes and sells for $489,900. Built on a gently sloped half-acre, the brick 2 1/2-story house has five bedrooms, 3 1/2 baths and a three-car integral garage. It has 3,150 square feet of living space and is the 15th of up to 100 houses planned for the custom home section of the development.

Hardwood covers the floors in the two-story entry, the 21-by-15-foot kitchen and adjoining 19-by-14-foot great room, which has a wood- and gas-burning stone fireplace. The kitchen boasts granite countertops, maple cabinetry and stainless-steel Jenn-Air appliances. The entire first floor has 9-foot ceilings. Information: Londonbury Homes at 412-276-3333.

In another part of Fayette Farms is 101 Heritage Drive, a villa built by Paragon Homes and priced in the $240,000s. Unlike similar attached houses aimed at downsizers, the villa is a freestanding, single-level home. Though homeowners own their lots, lawn care, snow removal and other services are covered by a $110 monthly fee.

This brick house has two bedrooms, two full baths and a two-car detached garage. Its 1,500 square feet is spread across an open floor plan and includes a 50-by-16-foot area with vaulted ceiling that encompasses the kitchen, breakfast room and great room. Fayette Farms, which will have nearly 550 units when it is finished, is built around a horse pasture that is visible from many of the lots. It will remain a horse pasture for at least 20 years.
